What does the management fee pay for?
Salisbury Management customizes its services to the needs and requests of each association; therefore, services can vary with each property. The scope of services requested will determine the management fee. The details are spelled out in the contract between the association trustees and Salisbury Management.
When are the condominium fees due?
Condo fees are always due the first of each month. Salisbury Management can also facilitate automatic payment (ACH or Automated Clearing House) from your designated bank account. ACH is withdrawn between the 5th and the 7th of the month.
What happens when a payment is late?
In order to pay the expenses of the association in a timely manner, it is important that fees be paid by the first of each month. Therefore, if a payment is late, a fee will be assessed.
What are the association fees based on?
Generally ,the association fees are computed based on the annual operating budget and are set by the Board of Trustees.
Who should the checks be made payable to?
All payments should be made out to your Association. Also, please indicate your unit number on the memo line of the check so that it is properly credited to your account.
Who do you contact for questions about your account?
Call Salisbury Management. We’ll direct you to the appropriate resource. In addition, you can view your financials directly through our Condo Manager software.

Who is in charge, the management company or the Board of Trustees?
The Trustees always make the final decisions. Salisbury Management works for and answers to the Association. The Trustees, however, look to the property managers for their input and recommendations based on their knowledge and professional experience.
Who can attend the association meetings?
If it is a Board of Trustee meeting, only the Trustees attend. If it is an annual association meeting, then all unit owners may attend.
Where can the various permits and certificates associated with selling or refinancing a condo be obtained?
Salisbury Management will package all the necessary paperwork. Just fill out the Information Order Form to get this process started.
